Flip : C\u2019est un mot qui ne permet pas d\u2019obtenir du financement hypoth\u00e9caire traditionnel. Le client voulant transformer du n\u00e9gatif en positif, voulait faire l\u2019achat de ce 6-plex \u00e0 Montr\u00e9al. Mais avec 4 logements inoccup\u00e9s sur 6, impossible de trouver du financement. Monsieur \u00e9tant un travailleur autonome avec des revenus verbalis\u00e9s, mais avec un excellent bureau de cr\u00e9dit et une cote Beacon de 748. Nous avons sorti le financement pour financer 100 % du prix d\u2019achat de la propri\u00e9t\u00e9 et avons m\u00eame g\u00e9n\u00e9r\u00e9 30 000 $ suppl\u00e9mentaire pour que Monsieur puisse faire quelques travaux. Au niveau de la strat\u00e9gie de graduation, nous avions besoin d\u2019une garantie collat\u00e9rale suppl\u00e9mentaire, cet investisseur ayant d\u2019autres immeubles locatifs, nous avons \u00e9t\u00e9 en mesure de prendre une garantie sur un autre immeuble appartenant au client. Nous avons opt\u00e9 pour un terme de 6 mois, le temps de terminer les travaux et de louer \u00e0 des locataires g\u00e9n\u00e9rant un revenu.
