Des r\u00e9novations sont en cours et sont non termin\u00e9es, sur une valeur future de 290 000 $. Les clients avaient une maison sans hypoth\u00e8que. Ils ont effectu\u00e9 des r\u00e9novations majeures pour ajouter un logement bi-g\u00e9n\u00e9rationnel. Le financement conventionnel a \u00e9t\u00e9 refus\u00e9 en cours de route pour cause de maladie, laissant ainsi des clients avec une maison non termin\u00e9e et un contracteur qui a pris une hypoth\u00e8que l\u00e9gale sur la propri\u00e9t\u00e9. Le client, voulant terminer les travaux lui-m\u00eame, aucune institution financi\u00e8re conventionnelle ne voulait lui octroyer du cr\u00e9dit, du pr\u00eat, du financement. Nous avons r\u00e9gl\u00e9 les hypoth\u00e8ques l\u00e9gales de construction, nous avons g\u00e9n\u00e9r\u00e9 du capital pour permettre au client de terminer ses travaux et le retourner ainsi vers une institution financi\u00e8re traditionnelle. Au niveau de la strat\u00e9gie de graduation, nous avions besoin d\u2019avoir une garantie collat\u00e9rale, \u00e0 cause d\u2019un risque d\u2019hypoth\u00e8que l\u00e9gale suppl\u00e9mentaire. Heureusement pour la cliente, sa tante avait une propri\u00e9t\u00e9 libre d\u2019hypoth\u00e8que. Nous avons donc enregistr\u00e9 une garantie collat\u00e9rale sur cette propri\u00e9t\u00e9.
